These Terms of Service govern the use of this website and every booking made through it. By completing a booking you accept these terms, so please read them before you pay. In particular, the cancellation policy: bookings paid online are non-refundable.
Who we are
This website is operated by RPS16 P.C. (Greek: RPS16 Ι.Κ.Ε.), VAT EL801295252, GEMI 153756501000, registered at Syngrou 106, Athens, Greece ('we', 'us'). You can reach us at [email protected]. When you book through this site you contract directly with RPS16 P.C. There is no third-party intermediary.
Our apartments and licences
We offer two licensed furnished tourist apartments in Kolonaki, Athens, operating under the Greek EOT licence regime for furnished tourist accommodation (ΣΗΜΑ ΕΟΤ): the one-bedroom apartment (registry no. ΜΗΤΕ 1205203) and the two-bedroom apartment (registry no. ΜΗΤΕ 1253877).
Booking process
Booking works in four steps: you search for your dates, receive a quote with a full price breakdown, pay online, and see your booking confirmation on screen immediately after payment, including your reservation reference. A booking becomes binding once your payment succeeds and your reservation reference is issued. Keep a copy of the confirmation page. You must provide accurate and complete guest information (names, contact details, number of guests). We may cancel a booking made with false or incomplete details.
Prices and fees
The total price shown in your quote before payment includes the nightly rate and any applicable fees, such as a cleaning fee, the statutory climate resilience fee, and an extra-guest fee where relevant. For bookings that request a VAT invoice, a small card-processing surcharge may also apply and is included in the quote breakdown. The full breakdown is displayed before you pay, and the amount you confirm at checkout is the amount charged. No further mandatory charges are added afterwards.
Payment
Payments are processed by Revolut (Revolut Merchant services). Your card details are entered directly in Revolut's secure card field and are handled by Revolut; we never receive or store your full card number. Once payment succeeds, your reservation is registered in our reservation system (Smoobu) and your confirmation, with your reservation reference, is shown on the confirmation page.
Cancellation and refunds (non-refundable)
Bookings paid online are non-refundable.
Our direct-booking rates are discounted in exchange for this strict policy. If you cancel, shorten your stay, or do not arrive (no-show), the amount paid is not refunded. At our sole discretion we may try to help you move your stay to different dates, subject to availability, but we are under no obligation to do so. We recommend travel insurance that covers trip cancellation.
Check-in, check-out and occupancy
Check-in and check-out times are stated in your booking confirmation. The number of guests must not exceed the maximum occupancy stated in the listing, and only registered guests may stay overnight.
House rules
- No parties or events.
- No smoking indoors.
- Pets are allowed only where the listing expressly says so.
- Please respect the neighbours and keep noise down, especially at night.
Serious or repeated breaches of these rules may lead to the stay being terminated without refund.
Guest obligations and liability
You must treat the apartment with care and leave it in a reasonable state. You are liable for any damage to the apartment or its contents caused by you or your fellow guests during the stay, beyond normal wear and tear. Please report any damage or defect to us promptly.
Our liability
We are responsible for providing the apartment as described. To the extent permitted by law, we are not liable for indirect or consequential losses (such as missed flights or travel costs), and our total liability in connection with a booking is limited to the amount you paid for it. Nothing in these terms excludes or limits liability that cannot be excluded under Greek law, including liability for death or personal injury caused by our negligence.
Force majeure
Neither party is liable for a failure to perform caused by events beyond its reasonable control, such as natural disasters, fire, power or network failures, strikes, epidemics, or acts of authorities. If a force majeure event makes the stay impossible, we will work with you in good faith to rebook. Your statutory rights remain unaffected.
Complaints and dispute resolution
If something is not right, contact us first at [email protected]. We respond quickly and want to fix problems during your stay, while we still can. If you are a consumer in the EU, you may also refer a dispute to a certified alternative dispute resolution body. In Greece, the Consumer's Ombudsman (Synigoros tou Katanaloti, www.synigoroskatanaloti.gr) offers this service.
Governing law and jurisdiction
These terms are governed by Greek law. Any dispute arising from a booking or from the use of this website is subject to the jurisdiction of the courts of Athens, Greece, without prejudice to mandatory consumer-protection provisions of your country of residence.
Changes to these terms
We may update these terms from time to time; the version published at the time of your booking applies to that booking. The 'Last updated' date at the top shows the current version.
